Monterey Park CA Real Estate Report – November 2009

Inventories have decreased by almost 50% while prices have increased almost 10%  in year over year comparison for the month of November 2009. Pending inventories have gone up by 42% with Days on Market down from 71 to 44 days during the same time period. Inventories are moving which is a good sign as demands outpaced supply.

Alhambra CA Real Estate Report – November 2009

Active inventories have decreased significantly from 110 to 65 year over year comparision for the month of November 2009.  During this time period, prices have increased roughly 21%. This may have been attributed to low inventories which creates a supply and demand scale. Average Days on Market is approximately the same compared to a year ago but has increased in comparison to 3 and 6 months ago. This can be due to the holidays as buyers wait out for the holidays.

Anaheim CA Real Estate Report – November 2009

Inventories have decreased by about 44% for year over year comparison during the month of November 2009.  Prices have increased from 341k to 357k with a Days on Market decreased from 2.5 months to 1.5 months. Total sales have decreased from 160 to 103. This may be due to the lagging shortsales waiting approval from the bank which is slowing the closing ratios. The market still remains robust as buyers are still trying to make a purchase.

The numbers of Active listing has dropped from a year ago. Sales are occurring at a rapid pace as  inventories has decreased 3 folds. However, prices have decreased during this year over year comparison. Days on the Market have dropped by about 25% and Pending inventories increased by approximately 33%.

Based on the statistics, there is trend that the Shortsales/REO are starting to move alot faster than the Regular sale. The fact being that the Regular sale seemed to be overpriced so the DOM is alot longer and they are moving slower. For Regular sale that were price correctly, they were closing at the same clip as the shortsales/REO.

SHORT SALE VS FORECLOSURE: WHICH IS BETTER?

A Short Sale will reduce your credit score by 80-150 points*. When you sell your home via Shortsale your credit will show late payments and a “settled for less than owed” BUT will NOT show that the home was actually foreclosed.
